
1) Each owner shall be responsible for the repair and maintenance of the Unit which includes the windows, all doors (other than the exterior portions of the garage door and the front door) the light fixtures activated from switches controlled from within such Owner's unit, the interior surfaces of the walls, ceilings, floors and permanent fixtures, and the firebox in the fireplace, in accordance with the Condominium Plan and the original construction design of the Improvements in the project
2) The Exclusive Use Common Area (defined as the patios, yards and driveways) shall be kept free from debris and maintained in a reasonably good state of repair, including the duty to repair or replace such areas and to paint the interior portions of any fence.
3) Each owner shall be responsible for maintaining those portions of any heating and cooling equipment and other utilities which are located within or which exclusively serve the unit.
4) Colors for door, woodwork and stucco are available at the Management Company.
5) Each owner shall maintain his Exclusive Use Common Area yard in accordance with the maintenance guidelines attached to the Association's CC&R's as Exhibit "D".
6) Pest control shall be the responsibility of each individual homeowner on the interior of the home and inside the gated areas.
7) Owners/residents are responsible and accountable for workers and or vendors that are retained by them to perform services in and around their unit. Any and all debris left by the workers and/or vendors is to be cleaned up by the owner/resident. In the event any damage is done to the common area, the unit owner is responsible for the total cost to restore the common area. Unit owners are fully accountable and responsible for all claims by the workers and/or vendors retained by them for Worker's Compensation and Liability actions (CC&R's, Article II, Section 2.9).
