About Architectural Changes

Stoney Pointe encourages all owners to invest in and improve their units.  However many changes require review of the Architectural Committee before they are implemented.  The committee's mission is the ensure that all changes are consistent with the documented rules, standards and architectural style of the community.

What types of changes need Architectural Committee Approval?

Any permanent changes to the exterior look of your home requires Architectural Committee pre-approval. Unapproved or improper additions and modifications can result in fines , a lien on your home and/or a lawsuit.  When in doubt, ask a board member, consult your CC&Rs, or send a quick note to our property manager.

The following are some examples of changes requiring review and pre-approval by the Architectural Committee:

  • Patio covers
  • Back patio landscape and hardscape
  • Window replacements
  • Front door glass inserts
  • Front or back door replacement
  • Front door hardware replacement
  • Front porch and back patio lantern light replacement
  • Satellite dish placement
  • Any other change that visually affects the exterior of your unit

What about interior only changes?

Interior work is generally not reviewed unless the work results in changes that affect the exterior.  

All structural changes (i.e. change/removal of load-bearing walls) must be designed by a licensed structural engineer and must be approved by the city building inspector prior to construction.  

Please note that all Stoney Pointe buildings are built on a post-tension slab.  Post-tension slabs are constructed utilizing a matrix of embedded steel cables that are tightened to a force of 30,000 pounds or more.  Cutting or jack-hammering into the slab can break a cable resulting in injury or death. 

Post-tension cables run the entire length and width of the building.  Breaking a cable in one unit can result in damage to one or more adjacent units resulting in 10s of thousands of dollars of damage.  The owner causing such damage will be held financially responsible.   Plan your remodel to avoid any changes to the foundation that might compromise these high tension cables.

Do I Need a Permit?

Even if you are not making any exterior changes that require Architectural Committee approval, you are still required to get a permit from the city if you are making any change to load-bearing walls, heating/cooling systems, electrical and/or plumbing. During construction, the city inspector will observe the work and check to make sure it is being done to all current building codes. When your project is complete the inspector will make a final check of your improvements.

You are required to submit the city building permit final signoff to the Architectural committee when you are ready to file your Notice of Completion.
